LUSH AND TROPICAL
Only 7km from a concrete boat ramp on tidal Baffle Creek, these 62 acres (25.45ha) have a 3 brm home & large shed surrounded by an extensive range of exotic fruit trees and a massive mango orchard. These have resulted in giving the property a very tropical feel.
Although basic the house could be quite comfortable with some work. Open plan lounge, dining and kitchen which has gas cooking. The toilet, laundry and bathroom are separate - the bathroom having both bath and shower. There is an undercover patio along both the front and back of the house. All you need for power is a generator. Total rainwater collection is approx. 3000 gallons.
There is a good lockable shed which is approx. 16m x 7m with a 5m x 3m toilet and shower block attached. I believe this shed was lived in prior to the house being built.
There are two large dams towards the front of the block offering plenty of water. Some fencing has been done around the property, which ranges between 15m & 36m above sea level. Approximately just under half of the property is zoned white meaning you can clear as you wish. I think the bonus is the approx. 70+ Mango trees with four different varieties and lots of other fruit trees including Jack Fruit, Jaboticaba, Soursop, Lychees and Brazilian Cherries.
For those who like fishing and going to the beach, you have a choice of 3 boat ramps on tidal creeks and it is only 18km to beautiful Wreck Rock Beach in the Deepwater National Park or about 10 mins to Rules beach.
Mail is delivered 5 days a week and rubbish bin collection is available. Children can catch the school bus to either primary or high school and rates are approximately $1,200 per year.
Approx. distances: Baffle Creek facilities 10km, Agnes Water 63km, Bundaberg 96km, Gladstone 125km.

Well known for good fishing, crabbing and prawns, Baffle Creek is an undiscovered area and thus quiet and peaceful. Bitumen roads from north or south, most of our blocks are 40 acres or larger which helps ensure your privacy. Crocodile & box jellyfish free, there are 4 tidal waterways and beautiful unspoilt beaches. Add a sub-tropical climate to all this and what do you have - paradise :)
